While 99.9% of guests are fantastic and courteous, we do have to cover ourselves with the following rules: *Please respect our neighbors by keeping excessive noise to a minimum especially between quiet hours of 10pm to 7am. *No parties and no glitter. *No more than 12 people allowed in the home. *No smoking on the property. Smoking inside or near doors will result in a $500 charge to cover the cost of smoke remediation. *No marijuana allowed on the property. *No Amazon packages or other deliveries to the house other than groceries. *Guests must be at least 21 years old to book. *All children must be supervised while around the pool or hot tub areas. *Please make us aware of any pets prior to your reservation. Please do not allow pets on the furniture. If excessive pet hair is found on furniture, an additional fee may be applied. *Please do not move or rearrange furniture. *If you have any issues with your stay, please let us know immediately so we can remedy the situation and continue to provide a five-star experience for you. No refunds will be given after the fact if we are not given the opportunity to make it right. *If checkout occurs after 11:30am without host approval, a $100 charge may be assessed to the guest. *No food, pets, or glass in the pool. *Please cover the fire pit and grill after each use. *Tampering with the internet or cameras is grounds for immediate cancellation without refund. *Thank you for booking your stay with us :)

✹ Easy self check-in is available via the smart lock on the front door - a personalized code will be sent to you prior to check-in. ✹ If available, early check-in and late check-out can be arranged for a $50 fee each. ✹ To ensure a smooth check-in, we provide a starter pack of essential items to help you settle in upon arrival. These items are intended for initial use only and are not supplied for the duration of your stay. For longer stays or additional needs, guests are responsible for providing their own supplies. ✹ The laundry room has no AC, so it’s likely to be hot in that room when it’s hot outside. There’s also a large tree in the backyard that drops leaves into the yard and pool. While the pool and hot tub are cleaned twice a week, it’s common that leaves may end up in the pool/hot tub as well as the rest of the backyard area. ✹ IMPORTANT: We are in the process of putting a pickleball court into the backyard. As of now, only the concrete slab is placed in the backyard. The pickleball court is estimated to be completed by early October. Please message me if you have any questions about this. ✹ CANCELLATIONS: Please keep in mind that we do stick to the cancellation policy on our listing and we do not make exceptions. This includes for family emergencies, contract changes, travel delays, etc (anything that is out of our control as a host).
